RESORT RULES AND REGULATIONS
The Rules & Regulations hereinafter enumerated as to the Association properties,
condominium property, the common elements, the limited common elements and the
condominium units shall be deemed in effect until amended by the Board of Directors of the
Association, and shall apply to and be binding upon all unit owners. The unit owner shall at
all times obey said Rules and Regulations and shall use their best efforts to see that they
are faithfully observed by their families, guests, invitees, servants, lessees and persons over
whom they exercise control
1. The sidewalks, if any, walkways and entrances and all of the limited common elements
and common elements must not be obstructed or encumbered or used for any purpose
(excluding patios, decks and balconies) other than ingress and egress to and from the
premesis; nor shall any stroller, bicycles, wagons, shopping carts, chairs, benches,
tables, coolers, inflatables, beach toys or any other object of similar type and nature be
left therein or thereon.
2. No unit owner shall store, park or leave boats, trailers, mobile homes, recreational
vehicles and the like on the condominium property or association property.
3. The personal property of all unit owners shall be stored within their condominium units
or screened balcony/patio.
4. No garbage cans, supplies, or other articles shall be placed on the patio/balcony, decks,
and entry ways. No linens, cloths, clothing, curtains, rugs, mops, or laundry of any kind,
or other articles be shaken, hung, thrown or fall from any of the railings, windows, doors,
patios/balconies, decks, or entry ways, or exposed on any part of the limited common
elements.
5. Refuse and bagged garbage shall be deposited only in the area provided therefore.
6. No sign, advertisement, notice or other lettering shall be exhibited, displayed,
inscribed, painted, or affixed in, on or upon any part of the association properties,
common elements, limited common elements, condominium units, or condominium
property by any unit owner or occupant without written permission of the association.
7. Pursuant to the amended declaration of condominium documents, all units, including
screened lanais are non-smoking. Any brick paver area, upper covered decks, hallways,
stairwells, laundry rooms, gazebo, and breezeway are also non-smoking. Smoking is
permitted on the North side of the 3-story building at the picnic bench, next to the
shuffleboard courts, closest to the parking lot, and all parking lots. Smoking shall mean
inhaling, exhaling, burning, carrying or possessing any lighted substance, including
cigarettes, cigars, or pipes. The use of “electronic” or “vapor” devices are likewise
defined as smoking and likewise prohibited in the aforementioned areas. Those found to
be smoking in a prohibited area will receive a warning for the first infraction and will be
fined in accordance with resort bylaws at a rate of $25.00 for each and all subsequent
violations. If signs of smoking and/or vaping are detected in the unit and or screened
lanai, a $300 fee will be applied to your folio for additional cleaning.
8. No unit owner shall make or permit any disturbing noises by himself, his family,
servants, employees, agents, visitors and licensees, nor do permit anything by such
persons that will interfere with the rights, comforts or convenience of the unit owners.
No unit owner shall play or allowed to be operated a television, radio or sound amplifier
in his unit, in such a manner as to disturb or annoy other occupants of the condominium.
All party(s) shall lower the volume as to the foregoing from 11:00PM to 8:00AM each day.
9. A unit owner/owner guest/renter/exchanger/daytime guest on the condominium property
or in any condominium unit may not bring and/or keep any pets of any kind.
10. No inflammable, combustible, or explosive fluid, chemical or substance shall be kept in
any unit or limited common element except such as required for normal household uses.
